Our Home Building Process
Thomas Nelson Homes has developed a step-by-step process that will help to make the building process simple and enjoyable.
Step 1
At the beginning of the process, you will select the plan, community, and lot for your home. Our sales team will guide you through the process of completing a purchase agreement. The purchase agreement sets in motion the entire process of purchasing and building a new home. An earnest money deposit ($500) formalizes your contract and will be credited toward your down payment.
Step 2
The second part of the process is to meet with one of our design consultants to pick the customized components of your new home. Your design consultant will guide you through a step-by-step selection process that will personalize and color your home. You will discuss countertops, flooring, fixtures, paint, masonry, siding, rock, and hardware. At this point in the process, all decisions regarding the home need to be completed and priced before construction can begin. Then, the purchase agreement will be modified to reflect the customized changes, and a down payment (amount varies based on level of customization) is collected to be credited toward the purchase of the home.
Step 3
Permits are requested and construction begins. It typically takes 2-6 weeks for the local agency to issue a permit. Once Thomas Nelson Homes receives your building permit, you will meet your project manager that will be working on your home. Your project manager will be your contact throughout the rest of the process. Your project manager will walk you through the building process.
Step 4
The municipality/agencies will inspect and issue a certificate of occupancy. Around this time, the lender will also inspect the home to ensure completion and begin to prepare closing documents.
Step 5
With your closing scheduled and the home complete, your project manager will arrange a time to meet with you and review the home’s operation and care. Any items needing further attention will be documented during the meeting and subsequently corrected. In addition, the project manager will review the warranty coverage and process.
Step 6
On the scheduled date, you will meet at the title company where your loan documents have been sent. The title officer will review all pertinent information including the closing statement which will summarize the costs associated with closing. Any additional down payment will be due at this time. At this time, you will be issued the keys to your new home.
